CEBU-BASED property developer Gothong Southern Properties (GSP) is optimistic about the real estate market’s trajectory in 2025, buoyed by Cebu’s economic recovery, infrastructure projects and its position as a regional hub for business and tourism.

GSP executives Ronald Velasquez, chief operations officer and Ronald Versaga, business development officer, shared their confidence in the continued demand across residential, hospitality and mixed-use developments. This demand, they believe, will be driven by local buyers, international investors and overseas Filipino workers seeking diverse and sustainable property investment options.

“In 2025, the real estate market in Cebu will likely see sustained growth due to the region’s expanding economy and increasing investor interest,” Versaga said. “We anticipate developers will focus on flexible and sustainable property offerings to cater to a diverse range of markets.”

GSP recently topped off the first building of Yello City @ Salinas. Located in Upper Laguerta, Salinas Drive Extension, Lahug, Cebu City, the project will feature four to five mid-rise condominium towers, offering a total of 600 to 700 residential units.

GSP has strategically positioned itself for growth, leveraging its land banking strategy to secure prime properties in Cebu City and Mandaue City. These prime locations provide a competitive edge for the development of residential condominiums and mixed-use spaces.

“We aim to create self-sustaining communities where people can live, work, and play,” Versaga added. “This reduces long commutes and enhances convenience.” Beyond urban developments, GSP is exploring suburban areas to develop house-and-lot communities, catering to the family-oriented segment of the market.

Velasquez emphasized GSP’s commitment to diversification, noting that the company’s expansion plans include a balanced portfolio of residential, commercial, hospitality, and industrial projects.

“Our growth strategy balances affordability with premium quality, aligning with our mission of providing accessible yet thoughtfully designed developments,” he said.

GSP is also gearing up to compete in Cebu’s high-end real estate market. With existing properties in prime locations, the company plans to deliver exclusive developments with top-tier amenities and high-quality design to appeal to affluent buyers.
